What Do These Numbers Mean for East Texas Home Sellers?

For homeowners considering selling a house in Lufkin, Angelina County, Nacogdoches, or the surrounding East Texas area, the increase in median prices is encouraging. Both counties also had fewer active listings than they did one year earlier, which may reduce the amount of competition sellers face.

However, homes are not necessarily selling immediately. The average days-on-market figures show that pricing, presentation, condition, and marketing still matter. Buyers have options, and homes that are priced too aggressively may sit on the market longer.

An experienced local real estate agent can help you evaluate recent comparable sales, current competition, property condition, location, and buyer demand before recommending a listing price.

What Do These Numbers Mean for East Texas Homebuyers?

Buyers should pay close attention to the differences between the two counties. Nacogdoches County had only 3.8 months of inventory, while Angelina County had 5.4 months. However, inventory is only one part of the picture. Availability can vary significantly by neighborhood, property type, condition, acreage, and price range.

If you’re searching for homes for sale in Lufkin, Nacogdoches, or another East Texas community, preparation is important. Getting preapproved, understanding your budget, and working with a knowledgeable buyer’s agent can help you act confidently when the right property becomes available.
