Median prices were up from August 2025 in both counties: $264,000 in Angelina County (+3.5%) and $240,000 in Nacogdoches County (+1.9%). Buyers also had fewer homes to choose from, with active listings down 18.9% in Angelina and 15.7% in Nacogdoches.

For sellers, fewer competing listings can help your home stand out, but pricing still matters. Homes spent an average of 79 days on the market in Angelina County and 105 days in Nacogdoches County.

For buyers, the right home may take some patience to find. Angelina County had 5.4 months of inventory, while Nacogdoches County had 3.8 months, so conditions can feel different depending on where you’re looking.
